Portfolio Analyst
The Portfolio Analyst reports to the SVP Portfolio Analysis and supports the Operational, Asset Management, and Finance Management teams with financial analysis and reporting. Through tracking and analyzing property-level to macro-level trends, the Portfolio Analyst provides timely and useful information to assist in MAA’s decision making processes.

Duties and Responsibilities
• Aggregates by market supply/demand factors on a quarterly basis and analyzes the company’s portfolio of properties for exposure to economic factors
• Tracks and examines trends in certain portfolio demographic data like rent/income, out of state relocation, etc.
• Assists with potential disposition evaluation and selection process
• Works with Investor Relations, Asset Management, and other departments to ensure consistency and accuracy of the company’s portfolio sub-groupings
• Maintains Google maps showing the locations of MAA portfolio properties and knowledge resources for localized sub-markets and market for use by the Redevelopment and Investment groups
• Prepares market trend references for Investor Relations in advance of investor tours
• Produces ad hoc analysis and reports as requested; creates one-time reports for special purposes for top level management team and others
• Uses spreadsheet and financial reporting systems and reporting tools for data loading and extraction, modeling, analysis and reporting
• Performs other related duties as assigned to meet the needs of the business
Required Qualifications
• Bachelor’s degree in Finance, Accounting, or a related field required
• Two or more years of experience working with market research, portfolio analysis, financial analysis, or a related area, required.
• Understanding of financial statement roll-ups and financial analysis
Preferred Qualifications
• Expertise with core macroeconomic and micro-economic concepts including the federal funds rate, supply & demand, and modern portfolio theory strongly preferred
• Knowledge and experience working with Essbase or Power BI software preferred
• Knowledge of VBA and/or SQL computer languages preferred
Knowledge, Skills, and Abilities
• Knowledge of macroeconomic and micro-economic concepts (federal funds rate, supply & demand, modern portfolio theory)
• Comprehensive knowledge of financial modeling and analysis (ROI, IRR, payback, cash flow)
• Knowledge of VBA and SQL computer languages
• Intermediate to advanced proficiency in Microsoft Excel
• General proficiency with other Microsoft Office applications (e.g., Word, Outlook, PowerPoint)
• Initiative and flexibility to continuously improve quality and processes and manage change
• Knowledge and skills to manage projects, organize, prioritize, and meet deadlines
• Quantitative and qualitative analytical skills
• Attention to detail
• Critical thinking, problem-solving and decision-making skills
• Effective communication skills, both verbal and written
